The Cragford Tract is a 74-acre multi-use property located in beautiful Clay County, Alabama.
This property offers the buyer opportunities as an investment-grade timberland tract, recreational/hunting use, or a secluded residential or cabin site. Currently managed as a timberland investment, stand types include approximately 58 acres of two-year-old planted pines, with the balance in streamside management zones along two perennial streams. A +/-five-acre remnant stand along the east property line is illustrative of the quality timber an investor may expect with reasonable care and proper forest management practices. The pine plantation is third-generation improved loblolly pine planted at 545 trees/acre. No expense was spared on site preparation and planting, and seedling survival and growth appears to be excellent. Two large wildlife green fields (fallow) are in place, and a third was planted with pine seedlings but could be easily restored. An excellent road and trail system provides full access to the entire property. Pasture and timberland surround the property, so there is a variety of wildlife habitat that should provide excellent hunting opportunities. Land ownership in the area is stable, with very little risk of substantial change to the landscape in years to come. The property has been surveyed and a plat is available by request. Power, water, and landline are located at the entrance. Property taxes are less than $400/year. Guided showings (recommended) are available by request. You may also view the property at your own risk, but please notify the agent before entering. Other brokerages MUST notify the agent before showing the property to their client/customer.
